10 high end apartments, this mechanical services package delivered the full design, supply, installation, testing and commissioning of the public health mechanical systems to support a modern commercial development. Our scope included energy-efficient heating systems, domestic water services, drainage installations, and associated plantroom equipment.

Working closely with the wider construction team, the project was delivered to programme with careful coordination of builders’ work, ceiling services, risers and plant areas to ensure smooth integration with all other trades. Particular focus was placed on achieving efficient system performance, maintainability and compliance with current building regulations.

Challenges

One of the main challenges was meeting the client’s exceptionally high standards and close attention to detail across all areas of the installation. While demanding, this was a positive challenge that drove a high-quality finish and ensured every aspect of the project met the expectations of a premium residential scheme.

The programme was further complicated by a number of external delays outside of our control, resulting in the overall project running significantly beyond the original construction timescales. This required continued flexibility from our team, careful labour management and ongoing coordination with the wider site team to maintain progress throughout the extended delivery period.

Commercial pressures also added complexity, with specified sanitaryware suppliers operating on a proforma payment basis, creating cashflow strain during key stages of the project. In addition, the original mechanical package had been underpriced, meaning the works had to be delivered within extremely tight budget constraints while still maintaining quality and programme commitments.

From a technical perspective, the installation of individual gas boiler systems within apartment settings required careful planning around space limitations, flue routes, safety compliance and future maintenance access. Early stages of the project were also impacted by a lack of fully developed design information, meaning some installations had to be revised or reworked as details were finalised. Despite these challenges, the completed project delivered reliable, high-quality building services in line with the standards expected of a luxury residential development.

Our Approach

This project was taken on strategically as a flagship development for our portfolio, providing an opportunity to showcase our capabilities within the high-end residential sector while building a relationship with a new end client. It also formed part of our wider growth plans to expand the plumbing and heating side of the business through the delivery of a prestigious and technically demanding scheme.

With this in mind, we approached the project with a strong focus on workmanship, presentation and client satisfaction. Despite the commercial pressures and technical challenges encountered, we remained committed to delivering a first-class installation that reflected the quality expected of a premium apartment development.

Throughout the extended programme, we worked collaboratively with the principal contractor and wider site team, recognising that successful delivery depended on a joined-up approach across all trades.

The Solution Delivered

Our team delivered full mechanical and public health services to 10 bespoke apartments, maintaining high standards of finish and functionality despite tight budgets, evolving design information and programme delays. We adapted to changing circumstances on site, carefully managing labour and resources to ensure progress was maintained throughout the project.

Particular emphasis was placed on the visual quality of exposed elements, the neat integration of services within luxury apartment spaces, and ensuring systems performed reliably once occupied. Alongside our own contribution, the wider contractor team also delivered workmanship of an exceptionally high standard, helping create a truly premium final product.

The project also provided a valuable opportunity to strengthen our operational capability, during which we successfully recruited and integrated three additional engineers into the business.

Outcomes

The completed development was aesthetically outstanding and, equally importantly, delivered high-performing building services that matched the expectations of a luxury residential scheme. We were delighted with the final result and proud to have contributed to a project of such quality.

While the financial return on the project was limited, the wider strategic objectives were successfully achieved. We enhanced our portfolio with a standout development, expanded our engineering team, and gained valuable experience that has supported future growth.

The success of the collaboration also strengthened relationships with the developer, who has since approached us regarding a further scheme.
